Having an expert on your side and a printed report in your hand you will have more leverage to get action from the builder PRIOR to your move-in than during the warranty period.

Example: An over sized notch in a wall stud not discovered during construction will leave a week wall support. During construction the builder just needs to remove the stud. But after you move in the builder needs to dismantle the wall (drywall, texture and paint) to do the repairs.

Approaching 11 months in your new home, schedule your Inspection before your first year home anniversary to assist you with an overall condition of the home and give the builder a itemized list for repairs required. Arizona State Register of Contractors office mandates that all License contractors give a full 2-year warranties, Builders will repair most items after the first year with out questions, if you know what to ask for!
